We offer the Letting Agent, Management Agent and Landlord a professional, impartial Inventory service. The importance of an independent Inventory Clerk carrying out an independent report cannot be stressed enough, it will protect both the landlords property and the tenants deposit in a dispute, which could lead to a hearing in the local County Court. We at Inventory Angels would be willing to back up our work in a  court of law if so required.
 
We will prepare a full Landlords inventory backed by digital photographs within 48 hours of our visit.
 
Our company fully appreciate how important that attention to detail can be especially in any dispute situation. We prepare  copies of the report in PDF format  (Landlord, Tenant, Managing Agent) which are emailed to each interested party. The report is then placed on CD or printed copy if you prefer and mailed to you.

Why do I need an Independent Inventory?
The imminent change in legislation will mean that no Landlord will be entitled to take a damage deposit for a new Assured Short hold Tenancy of his/her property without being a member of a deposit Insurance scheme, either directly or via their agent, or by making use of a custodial scheme.

This change to legislation will serve the purpose of safeguarding Tenant's deposits against unfair deductions made by the Landlord. The scheme administrators will be responsible for resolving disputes over proposed deductions from a Tenant's deposit, and in the case of a custodial scheme will hold the deposit itself only releasing it once deductions or damages have been agreed between both parties.

Potentially this could leave Landlords open to real danger. The greatest decider in any dispute over the use of deposit monies is impartial, hard evidence, whether it be photographic or written. This means that if Tenants damage a property during the Tenancy, the Landlord must be able to prove to the relevant scheme administrators that the property was in good condition at the beginning of the Tenancy.

There is only one way for this to be proven and that is with an accurate and detailed Inventory. Without an Inventory in place, how will the Landlord be protected when the Tenants move out and an accurately comparable Check-out Report is not possible?

With a professionally created inventory agreed by the Tenant at the start of the Tenancy, a Landlord can fairly claim for damage to his property, and this sort of documentation is vital now as we move into an age when an outside body will decide damages awarded

Prior To Inventory & Letting

Many Landlords feel a professional clean is an unnecessary expense and either try to do it themselves or not at all; having a professional clean carried out will in the long run save a Landlord money -
"A tenant has a duty of care to return the property at the end of a tenancy in the same condition, Fair Wear and Tear excepted, as that recorded on the Inventory at the start of their tenancy".
If an item is soiled at the start of a tenancy a tenant cannot be charged for cleaning it at the end. Landlords are also advised to retain all receipts.
