Code Of Practice
The inventory provides an independent view of the condition and contents of a property at the onset of a new tenancy agreement. An inventory report must of sufficient quality to stand up to scrutiny in a court of law, if so required.
The purpose of the inventory is to record the condition of a property and it's contents prior to a new tenancy agreement, in order to avoid disputes and disagreements over deposits at the end of a tenancy.
This code applies to all employees of Inventory Angels.
No Clerk should discriminate against any persons race, creed, nationality, creed, sex or disability when offering our services or operate outside of English Law
In circumstances where any Inventory Angels clerk has a business or private relationship with an agent, landlord or tenant that might lead to a loss of impatiality of integrity, they must report it before undertaking any task on behalf of Inventory Angels.
We are registered with the Information Commisioner and are fully aware of our responsibilities under the act in relation to the storage and dissemination of information.
All clients will be provided with a copy of our Terms & Conditions if requested
Inventory Report
The Inventory Report is an independent, accurate and impartial report, listing the general condition of the property, any damage therein and any furnishings and contents before the proposed tenant takes possession of the property.
Relevant furniture and furnishings which have the appropriate label complying with the
Furniture and furnishings (fire)(safety) Regulations 1988 as amended 1993
Furniture shown as fire resistant will be shown as such on the Inventory if not then the item will be marked accordingly.
Check-In Report
The purpose of the Check-in report is to clarify with the tenant that the inventory report is an accurate record of the condition of the property, furnishings and contents.
Any adjustments will be made to the final report and will be sent to the relevant agent, landlord & tenant.
To take and note the current meter readings for electricity and gas, where accessible. If any other readings are required this must be specified by the agent/landlord.
Check-Out Report
The purpose of the Check-out report is to check against the inventory that any damge or change to the property, furnishings or contents are listed correctly.
To take and note the relevant meter readings.
To note the tenants forwarding address if available.
To secure the property and return the keys to the agent/landlord as required
Booking System
We normally require at least 5 days notice of an appointment, if for any reason we are unable to fulfill that appointment we will give the client at least 48 hours notice .
Once an appointment is completed we will endeavour to upload all reports within 48 hours from 5pm on that day. A hard copy will be sent to the agent /landlord via the mail system along with a cd containing photographs
Cancellation
We reserve the right to charge a full fee to the agent where an appointment is cancelled with less than 24 hours notice.
Waiting time
Where an agent is required to wait for a tenant a charge may be levied, if the tenant arrives within 30 mins of the stated appointment time then no charge will be made, after that then a charge of £20 per hour or part thereof will apply to all bookings
Access/Security
Where Inventory Angels require access to an occupied property, we will give the tenant reasonable notice of our intentions.
All properties will be left with the same security measures in place as when entered.
With regard to keys Inventory Angels will maintain their own log detailing issue and return and security whilst in our possession.
Complaints & Queries
The Agent/landlord is responsible for checking any uploaded report and raising queries regarding the content of any report. This must be done within 7 days of receipt by the agent/landlord. Dependent upon the nature of the query we reserve the right to levy a further charge to revisit the property. After 7 days we will consider the report accurate and expect the corresponding invoice/s to be paid.

Definitions
Property A rented property as defined by an assured shorthold tenancy agreement
Company Inventory Angels
Agent A Letting Agent, Landlord or instructing representative issuing an instruction
Tenant A person or their representative renting a Property from an Agent
Instruction Any instruction to complete an inspection and its corresponding report as
received by the company from an agent
Inventory An instruction defining the general condition of a property and its contents prior to
a tenant occupying the property
Check In An inventories verification by a tenant and an agent, company or clerk prior to the
occupation of a property
Check Out An instruction with or without the tenant or agent detailing the differences between
that indicated by the inventory and that seen within the property at the end of
a tenancy.
Update A re-compiled Inventory completed at the time of a check out or check in using an
existing hard and soft copy of a current & existing inventory
Interim An instruction detailing the general state of a property and it's contents midway
through a tenancy
Clerk A person/s representing Inventory Angels completing an instruction
Disclaimer A document containing useful information for agents and tenants as included with an
instruction
Price List A published relevant fee structure available on request for the agent from the
company for an instruction
Legal Any dispute will be settled according to English law
Invoice An invoice will be raised detailing our charges, this is due for payment
within seven days of issue, should said invoice not be paid then we reserve the
right to levy further charges as per Late Payment legislation. All private landlords must
settle the invoice before the release of the Inventory.
